February 25th, 1988 Maria Concepcion 'Conchita' Goenaga Sanjurjo, Rafael Francisco Nido Goenaga mother, passed away. That same year Rafael Francisco Nido Goenaga, age 63, was diagnosed with carcinoma on left parotid gland and underwent left radical neck dissection with excision of sternocleiddomastoid muscles and lymph nodes on left parotid gland. By 1992 Rafael Francisco Nido Goenaga started experiencing epileptic seizures and by 1993 Rafael Francisco Nido Goenaga, age 68, was experiencing growing poor health, unattended Real Estate Taxes and a petition by his deceased brothers' daughters Jorge Tomás Nido Goenaga (d. 7.20.1965) for inheritance due them per last will and testament from Maria Concepcion 'Conchita' Goenaga et.al.

Veterans Cemetery in Bayamon Puerto Rico Section C plot site 267 with daughter Luz Conchita who d. 06/22/1964 at age 11.
Rafael Francisco Nido Goenaga had minimum social security income and 83% ownership of three (3) unmanageable dilapidated Real Estate properties per last will and testament from Maria Concepcion 'Conchita' Goenaga et.al. namely:

Rafael Mariano Nido Figueroa, Rafael Francisco Nido Goenaga oldest son recently divorced, volunteered to help him with the administration of personal affairs and Maria Concepcion 'Conchita' Goenaga et.al.
In 1994 38 Luquillo Beach Blvd. (a.k.a. 38 Ocean Drive) in Luquillo Puerto Rico was in a state of ruin. With only $442.00, Rafael Mariano Nido Figueroa was able to establish handmade furniture, refinished kitchen cabinets, refinished all wood work, set new drive way gates, establish front door and repair all roof leaks.
Between 1994 thru 1996 Rafael Mariano Nido Figueroa on behalf of Maria Concepcion 'Conchita' Goenaga et.al.:
1. Filed Maria Concepcion 'Conchita' Goenaga 1987 last Income Tax Return
2. Filed Maria Concepcion 'Conchita' Goenaga et.al. Tax Return.
3. Sought and received permission from 'CRIM' (Municipal Revenue Collection Center) to sell 5 Nemesio Canales (Ruined Warehouse in Hato Rey, Puerto Rico).
4. Sought and found buyer for 5 Nemesio Canales SP $140,000, Seller Finance $133,000 over 10yr loan.
5. Secured all documentation needed to pay real estate tax debt for:
- 1516 Martin Travieso in Santurce (Catastro 040-060-192-09-901)
- 38 Luquillo Beach Blvd in Luquillo (Catastro 092-055-006-12-000) and,
- 5 Nemesio Canales in Hato Rey (Catastro 063-011-007-24-001).
Rafael Francisco Nido Goenaga nieces (Jorge Tomás Nido Goenaga et.al. namely: Nora Marie Nido Gelabert, Margarita Nido Gelabert and Georgina Nido Gelabert) turned down buyer for 5 Nemesio Canales in Hato Rey. Argued that the sale of 5 Nemesio Canales would be insufficient to distribute Maria Concepcion Bernardina Goenaga Sanjurjo et al inheritance participation due them.

On November 26th, 1996, Nora Nido Gelabert, Margarita Nido Gelabert and Georgina Nido Gelabert filed civil legal action as plaintiff complaint against Rafael Francisco Nido Goenaga representing to Honorable Ivelisse Moyanoares, Superior Court Justice that Rafael Francisco Nido Goenaga had not ascertained distributing 17% of Maria Concepcion Bernardina 'Conchita' Goenaga Sanjurjo et.al due them within the prescribed executorship timeline. Nora Nido Gelabert, Margarita Nido Gelabert and Georgina Nido Gelabert petitioned Georgina Nido Gelabert be awarded legal administration of Maria Concepcion 'Conchita' Goenaga et.al. On June 14th, 2004, Georgina Nido Gelabert made an offer to purchase 1516 Martin Travieso, Santurce, Puerto Rico from Maria Concepcion Bernardina Goenaga Sanjurjo et al (Rafael Francisco Nido Goenaga et.al. and her sisters) for an appraise value of $300,000.00, per C.P.A. audit in May 26th of 2004 and added, she would pay Maria Concepcion Bernardina Goenaga Sanjurjo et al real estate taxes in arrears under tax amnesty. Property ad valorem taxes at $198,342.25 but with amnesty $100,357.52. June 30th, 2004 last day for amnesty.
Accepting this offer meant Rafael Francisco Nido Goenaga et.al would still owe Nora Nido Gelabert, Margarita Nido Gelabert and Georgina Nido Gelabert $124,305.54. Rafael Mariano Nido Figueroa turned down the offer to purchase at $300,000.00 and admonished Georgina Nido Gelabert to pay the taxes with amnesty and bill Rafael Francisco Nido Goenaga et.al. Or face civil legal action from Rafael Francisco Nido Goenaga et.al. for miss-management of Maria Concepcion 'Conchita' Goenaga et.al.. Georgina Nido Gelabert, in good conscience, paid real estate taxes with amnesty and saved Maria Concepcion 'Conchita' Goenaga et.al. $100,000.00 ($97,984.73 actual amount) in penalties and interest. Georgina Nido Gelabert took installment payments from Rafael Francisco Nido Goenaga et.al to recover loan made until warehouse, 5 Nemesio Canales Hato Rey Puerto Rico 'Rent to Own' closed escrow.
On April 11th 2006 recorded September 12th, 2006, Georgina Nido Gelabert, Maria Concepcion 'Conchita' Goenaga et.al. Administrator, after collecting five (5) years in rent, closed escrow on 5 Nemesio Canales Hato Rey with buyer Roberto Garraton Rivera for $158,000.00. On August 9th, 2006 Rafael Francisco Nido Goenaga et.al. and Maria Concepcion 'Conchita' Goenaga et.al. Received from Georgina Nido Gelabert a second offer to purchase 1516 Martin Travieso Santurce Puerto Rico from Maria Concepcion 'Conchita' Goenaga et.al. Offered:
- To purchase 1516 Martin Travieso for $500,000.00 minus 17% ($83,333.33) already granted by ‘last will and testament’ from Maria Concepcion 'Conchita' Goenaga et.al. to Nora Nido Gelabert, Margarita Nido and herself Adding,
- Nora Nido Gelabert, Margarita Nido and herself would grant their 8% ($8,333.33; 1/6th of ½) ownership of 38 Luquillo Beach Blvd. in Luquillo Puerto Rico to Rafael Francisco Nido Goenaga et.al.
NOTE: This offer left unpaid $79,452.67 in debt owed by Rafael Francisco Nido Goenaga et.al. to Maria Concepcion 'Conchita' Goenaga et.al. Namely:
- 1988 Funeral cost for Maria Concepcion 'Conchita' Goenaga Sanjurjo,

Georgina Nido Gelabert second offer to purchase at $500,000.00 (minus) $83,333.33 (17% already granted by ‘last will and testament’ from Maria Concepcion 'Conchita' Goenaga et.al.(minus) $79,452.67 in debt owed by Rafael Francisco Nido Goenaga et.al. to Maria Concepcion 'Conchita' Goenaga et.al. "Netted in cash" $337,214.00. The offer was accepted by Rafael Francisco Nido Goenaga et.al. and the transaction terms stipulations and agreements in writing signed by all parties on August 30th 2006.

On December 12th, 2006 August 30th 2006 transactional specific terms, conditions, and obligations in agreement met.
